When there are two or more parties, you must nominate a lead tenant as our primary point of contact. The lead tenant will be responsible for managing communications on behalf of all tenants and, in accordance with tenancy deposit regulations, may be the recipient of the deposit refund at the end of the tenancy.

Application Process

It’s important that you return your application form(s) quickly. On occasions, the Landlord may also request a guarantor.


Initial Assessment

The information you provide will be reviewed alongside other applications. To meet affordability criteria, the combined annual income of all parties to the tenancy must be at least 2.5 times the annual rent, or 3 times the annual rent if a guarantor is required.


Credit Worthiness

County court judgements (CCJs), court decrees (CCDs), bankruptcies and individual voluntary arrangements (IVAs) could impact the outcome of an application. You can check your credit report via services like Experian to review your financial history.


Holding Deposit

If the landlord decides to proceed with your application, you will be asked to pay a holding deposit to reserve the property and a planned tenancy commencement date will be agreed. The holding deposit is the equivalent of one week’s rent.


Check In

The property and tenancy paperwork will be prepared for move-in. Once the remaining rent and deposit are paid in cleared funds and the paperwork has been signed, you'll receive the keys to your new home.


Rent

Payable monthly in advance as agreed in the tenancy agreement.


Utilities and Council Tax

You are responsible for utilities and council tax unless stated otherwise in the tenancy agreement.

Permitted Fees

In accordance with the Tenant Fees Act 2019, we may charge the following fees to applicants and tenants.

  1. Holding deposit – 1 week’s rent
  2. Security deposit – 5 week’s rent, or 6 weeks rent if the annual rent exceeds £50,000 per annum. This deposit is held as security to cover any damages, tenancy breaches, or unpaid rent incurred during your tenancy.
  3. Keys/security device replacement – charged at cost plus the agents time at a rate of £15/hour
  4. Early termination of a tenancy within the fixed term which doesn't exceed the landlord's agents usual re-letting costs.
  5. Removal of a tenant - £50
  6. Addition of a new tenant £50
  7. Changing a tenant £50
  8. Change to rental payment date £50
  9. Amend the tenancy to allow a pet £50
  10. Late rent over 14 days may incur daily interest at 3% above the Bank of England base rate.


Holding Deposit Terms

If a holding deposit is paid to reserve the property, the landlord must refund it if they choose not to proceed with the tenancy. However, the tenant will not receive a refund in the following circumstances:


  1. The tenant provides false or misleading information.
  2. The tenant fails a right-to-rent check.
  3. The tenant withdraws from the tenancy application.
  4. The tenant doesn't take reasonable steps to complete the tenancy agreement within the agreed timeframe.


Referral Fees

We use Vouch for tenant referencing and related services, who may also offer you optional products like utility switching or insurance. If you use these services, we may receive a referral fee of £10 to £50. Further details are available upon request.
