It’s important that you return your application form(s) quickly. On occasions, the Landlord may also request a guarantor.
Initial Assessment
The information you provide will be reviewed alongside other applications. To meet affordability criteria, the combined annual income of all parties to the tenancy must be at least 2.5 times the annual rent, or 3 times the annual rent if a guarantor is required.
Credit Worthiness
County court judgements (CCJs), court decrees (CCDs), bankruptcies and individual voluntary arrangements (IVAs) could impact the outcome of an application. You can check your credit report via services like Experian to review your financial history.
Holding Deposit
If the landlord decides to proceed with your application, you will be asked to pay a holding deposit to reserve the property and a planned tenancy commencement date will be agreed. The holding deposit is the equivalent of one week’s rent.
Check In
The property and tenancy paperwork will be prepared for move-in. Once the remaining rent and deposit are paid in cleared funds and the paperwork has been signed, you'll receive the keys to your new home.
Rent
Payable monthly in advance as agreed in the tenancy agreement.
Utilities and Council Tax
You are responsible for utilities and council tax unless stated otherwise in the tenancy agreement.
